As time goes on, I have come to realize that it takes a village to make a transaction successful. The happiness of getting an offer on your home, can quickly become despair and frustration when the time for closing is near and the Appraiser hasn't even been to see your home yet.
You stress over thoughts of should I start moving out and are we going to be able to close in time for me to get my next property? You see, there is a flow to the process of buying and closing a home.
Your Loan Officer Is In The Driver's Seat
As soon as an offer is received on your home, the loan officer is fully in the drivers seat from that point on... He/She will order an appraisal, verify any last minute information from your
previous prequalification process, and if he/she are doing their job, will call deligently and often until that appraiser has gone out to look at the home and make sure the process is going as planned.
Many a home owner and future buyer have been put in a precarious situation due to a lazy and unprofessional loan officer. I have seen many situations where the buyer wasn't really prequalified and ended up not getting the loan and the seller has lost valuable marketing time because their home was listed as pending, missing other qualified buyers.
The lender also sets up the title search, which should be started at least one week before scheduled closing if possible, in case there is a "cloud" on the title. The possibility of unreleased liens, or unresolved issues can also hold up a closing.
Also with emotions running high, if the transaction drags on until it is past the original closing date, new papers must be signed extending the contract and some buyers or sellers are so upset at this point that they may change their mind.

So when you are talking to your lender, be sure and ask how many loans they have done this month and how long have they been in the business! Also ask them to please follow up and keep things running smoothly so you can sleep at night - and so can your agent!
